Parking space prices in Warsaw – what the data says
Parking prices are rising faster than the prices of the apartments themselves. This is what data from the RynekPierwotny.pl portal shows. Below, we have gathered what we were able to confirm in the latest sources from 2026.

| Type of space in Warsaw | Approximate price (2026) |
| Outdoor space (example: Bemowo) | approx. PLN 35,000 |
| Standard space in a garage hall | PLN 42,000–45,000 |
| Median for an underground garage (analysis of approx. 940 developments, May 2026) | approx. PLN 45,000 |
| Typical range for an underground garage | PLN 40,000–60,000 |
| Premium segment | PLN 150,000–200,000 |
The price also depends on the district. Here are examples from listings we found in 2026:
| District | Example asking price |
| Ursynów | from approx. PLN 39,000 |
| Wola | from approx. PLN 69,000 |
| Mokotów (standalone garage) | up to approx. PLN 110,000 |
These are asking prices from property portals, so treat them as a point of reference rather than a fixed price list. In any specific development, the developer’s price list always applies.
What if you prefer to rent?
At the beginning of October 2026, the average rent for a garage in Warsaw was PLN 433 per month (based on 103 listings on Otodom). The range is wide: from PLN 150 to 1,250. That is over PLN 5,000 a year for a single space, with no ownership in return.
Outdoor space or garage? The price difference
Within the same development, an underground garage space is usually PLN 10,000–25,000 more expensive than an outdoor space. In premium developments, the surcharge can be higher.
This is how it usually works out:
- Outdoor space – from approx. PLN 35,000. Your car is right by the entrance, with no ramps or underground corridors.
- Space in a garage hall – the most common standard in apartment blocks, usually PLN 42,000–45,000 (median approx. PLN 45,000). Your car is protected from snow and heat.
- Tandem (family) space – cheaper, but getting one car out may mean moving the other.
- Space with an EV charger or a roof – more expensive because of the extra infrastructure.

In a house with a garden, things are simpler. Your space is usually right by the entrance, so unloading the shopping or lifting your child out of the car seat doesn’t require a trek across a car park.
