What does it mean to be a leader in single-family construction?
A leader is not only about the scale of operations, which we will discuss shortly. A leader is прежде всего responsible for a product that truly impacts the lives of thousands of people. At Novisa Development, we offer a new, better lifestyle, a sense of security, and space for building communities.
Our estates are created for families who need space for shared breakfasts in the garden, room for children, quiet after work, and the possibility to relax without leaving the city. Every segment, every garden, and every interior layout is well thought out and based on years of experience and conversations with clients.
Developer of the largest townhouse estate near Warsaw – Nova Magdalenka
Nova Magdalenka in Słomin is the best example of what single-family construction means to us. It is not a small estate – it is a fully-fledged, vibrant community. In the previous six phases, we have already built over 650 units – townhouses, semi-detached houses, and row houses with private gardens and convenient parking spaces.
Our goal is for our residents not to treat their homes as temporary places, but as spaces for living for years.
The residents form an active community, sharing experiences, recommending services, and solving common problems. This is a natural effect of a well-designed space and an appropriate scale of investment. Today, the next phase is already underway: Nova Magdalenka 7 – another stage with 210 units with gardens. Interest is huge, because the product is proven: reasonable price, functionality, and quality that has stood the test of time.

Infrastructure at the Nova Magdalenka estate
The estate stands out not only because of the number of homes, but primarily due to its increasingly rich infrastructure. On the Nova Magdalenka 7 estate, a Montessori kindergarten is being built, which will open this September. For parents, this means great comfort – just a few minutes’ walk instead of long daily commutes.
Basic services are already available on-site – a Żabka store, a parcel locker – and a retail park is under construction with a planned supermarket, gym, bakery, hair salon, barber, and other service points. Thanks to this, residents will not need to organize their lives in neighboring cities – everything is within reach. Additionally, a true park is being created along the Nova Magdalenka 7 estate. Called “Wave,” it will feature diverse vegetation, educational paths, relaxation zones, and a playground. This place will be vibrant all year round.


Developer homes in the Novisa Development offer
A leader does not operate in one place or offer a single product. That is why we currently carry out around 20 developments – mainly in Warsaw and its metropolitan area, but also in Łódź (estates: Boska Ksawerowska, Boska Ksawerowska 2 and Zielone Ogrody) and in the Tricity area (Wille Stolema and Ahoj Pogórze).
Our offer consists primarily of houses at the price of apartments. We also have row house estates and semi-detached developments offering apartments with gardens or upper-floor apartments with balconies.

Integrated Construction Process – quality under control
One of the key foundations that truly distinguishes Novisa Development in the market is a fully integrated construction process. We do not operate randomly or fragmentedly, nor do we disperse responsibility among many entities. The entire process – from the first design sketch to post-handover service – operates within one coherent organization.
In-house architectural office
Our developments are designed in our own architectural office, where each project is analyzed in terms of functionality, ergonomics, and the real needs of future residents. Architects work directly with the departments responsible for implementation and sales, ensuring that the design is from the outset aligned with what can actually be built and sold as a well-thought-out product.
General contractor
The next stage is construction – we act as both investor and general contractor. We have full control over the construction process, material quality, and project schedule. This allows us to avoid discrepancies between design and execution that often occur in fragmented investment models.
Independent sales
We also handle sales entirely in-house – without random intermediaries or external agencies. Our sales advisors are part of the organization, know each development thoroughly, and understand all technical and functional details. Their role is primarily to advise and help clients make informed decisions.
After-sales service and Warranty Department
The process does not end when the contract is signed. This is where the next very important stage begins – after-sales service. At Novisa Development, there is a dedicated Warranty Service Department and service teams that continuously respond to residents’ requests. We do not transfer responsibility elsewhere or redirect clients to subcontractors – everything remains under our control.
Thanks to the integrated construction process, we eliminate organizational chaos, shorten response times, and ensure consistency at every stage – from concept to long-term use. This is what allows us to consistently maintain high quality and build customer trust over the years.
Greenery as an integral part of the investment
At Novisa Development, greenery is a fundamental part of the project. Each estate is developed in cooperation with our landscape architect, who plans plantings with the same precision as the building architect designs the structures.
We create multi-layered spaces – with trees, shrubs, grasses, and perennials that change with the seasons. We design places for relaxation, clearings, playgrounds, pathways, and lighting that highlights the character of the greenery even after dark.
This approach sets us apart in the market – many developers end their investment with the buildings. We only consider it complete when the entire living space is ready.
