How much does an apartment in Warsaw cost in 2026?
Let’s start with the facts, without beating around the bush. Apartment prices in Warsaw have been moving in one direction for years – upwards. However, the differences between districts are quite significant:

See the pattern? The farther from the city centre, the more space you get for the same amount of money. This is hardly a revelation – anyone who has searched for an apartment even once knows it. The problem is that most people stop at Warsaw’s administrative boundaries, as if they were a magic line beyond which “it no longer counts”. And that is a shame, because the most interesting part of today’s market is happening right there – on the outskirts of the city and just beyond its borders.
And here is a small point that we ourselves like to repeat: an apartment in a block and a terraced house with a garden at a similar price offer a completely different quality of life. It is about more than square metres. One option means a shared staircase, a lift and neighbours on every side, while the other gives you your own entrance, private greenery and peace and quiet.
How many square metres can you buy for PLN 750,000 in different districts?

Here is an important point that is easy to overlook when calculating your budget: at Ogrody Przyjaciół 5, as in most new developments, a parking space is mandatory – you cannot purchase the house without it. The good news is that even with this cost included, you can comfortably stay within a PLN 750,000 budget.

It is still Warsaw – 25 minutes by car to the city centre, 300 metres to a ZTM bus stop, a forest within a 5-minute walk and a planned retail and service park with a Żabka store right next to the development. Henrykowski Park, with a rope park and water playground, is an 8-minute drive away. Białołęka is now one of the greenest districts of the capital – forest areas alone cover nearly 900 hectares here.
Notice one thing: the price per square metre at Ogrody Przyjaciół 5 (approx. PLN 11,200–11,500/m²) is lower than in most of the Warsaw districts listed in the table above, while you are getting a house rather than an apartment. Instead of 45–50 m² in an apartment building in Białołęka, you get a 64 m² house plus your own garden and an assigned parking space. You can really feel the difference, can’t you?

This is a distance that many residents of Ursynów or Białołęka cover every day on their way to work, except that they return to an apartment building, while you could return to your own house with a garden.

If we had to sum it up in one sentence: the farther you are willing to travel from the city centre, the more actual living space you can buy for the same amount of money. If you commute to an office in Śródmieście every day, 28 minutes from Walendów via the S8 may be acceptable, especially compared with commuting from distant districts of Warsaw itself, such as Białołęka or Wilanów, during rush hour.
