Estimated reading time: 1 minute

A house with a garden, peace and quiet and a forest just beyond the fence, or an apartment a few minutes from the office? Many families face this choice. Life in the suburbs is different from life in the city, and it is worth knowing what you are signing up for.

In this article, we take an honest look at the pros and cons of living in the suburbs. We also show what everyday life looks like in two of our communities near Warsaw: Wille przy Lesie near Piaseczno and Nova Magdalenka 7 in Słomin.

In short: pros and cons of living in the suburbs

Commutingquiet local streets, quick access to main roadsyour commute needs careful planning

Parkingyour own parking spaces by the houseguests often have nowhere to park

In short: the suburbs give you more space and peace, and in return they require a little better planning of your day. For many families, that is a good compromise.

Advantages of living in the suburbs

More space at home. In the suburbs, it is easier to find a house with a separate home office, several bedrooms and room for your family’s plans. In the two communities described below, houses range from 65 m² (Nova Magdalenka 7) to 150 m² (Wille przy Lesie).

Your own garden. Your child can play in the sandbox, pour water from one bucket to another and get muddy up to the elbows, while you keep an eye on them from the kitchen or living room. You do not have to pack a bag and walk to a distant playground. Adults, in turn, will find space for a vegetable patch or a barbecue with friends.

Peace, quiet and nature. Less traffic, less noise and more greenery. A forest, park or pond nearby is a ready-made place for walking the dog, cycling and spending the weekend without traveling anywhere.

A quiet, neighborly area. Housing communities outside the city usually attract families at a similar stage of life. These are people who chose the place deliberately, take care of their surroundings and want peace for themselves and their children. Neighbors quickly become familiar faces, which gives you a sense of security and makes it easier to let your children play near the house.

Lower community maintenance costs. In a community of houses, you do not pay for elevators, underground garages or large common areas. At Nova Magdalenka 7, the monthly fee is approx. PLN 3 per m².

Stress-free parking. Your parking space is right by the house. We compared what a parking space costs in Warsaw and outside the city in our article how much parking spaces cost in 2026.

Disadvantages of living in the suburbs and how to deal with them

No place is perfect for everyone. Here are the most important things to consider before you move.

You use the car more often. You will usually drive to work, to school or to do bigger shopping. That is why, when choosing a location, check access to main roads, and ideally drive your commute at rush hour before you buy. From Nova Magdalenka 7, you can reach the center of Warsaw in approx. 25 minutes. Also remember about fuel and include it in your household budget when you compare the cost of living in the city and outside it.

Not everything is within walking distance. Outside the city, the shop or preschool is often a few minutes’ drive away rather than a few steps. That is why it is worth choosing a community with services nearby. At Nova Magdalenka 7, there is a minimarket 600 m from the community, and right next to it the Nova Magdalenka Retail Park with shops and services is being built. From Wille przy Lesie, the nearest preschool is 900 m away.

The house and garden need care. Mowing the lawn, trimming the hedge or raking leaves in autumn are new chores. Many people, however, treat them as a way to unwind after work.

This way, residents will be able to do some of their everyday shopping and errands on site, without getting into the car.

House prices start from PLN 619,000, and the monthly fee is approx. PLN 3 per m². You can read more about the area in our neighborhood analysis of Nova Magdalenka 7.

Who is suburban living for?

The suburbs are a particularly good fit if:

  • you have children or are planning a family and want them to have a garden instead of a small playground between apartment blocks,
  • you work remotely or in a hybrid model and need a separate home office,
  • you have a dog and are looking for a place for daily walks,
  • you value peace and quiet and weekends spent cycling or walking in the forest,
  • you drive to work and have good access to a main road.

Summary

Living in the suburbs has its downsides: you get into the car more often, and the house and garden need care. In return, you get more space, your own garden, and peace and nature every day. A well-chosen location, with quick access to main roads and services nearby, makes these downsides hardly noticeable.
