1. The developer’s experience
Start with the company, not the estate. Check how many years it has been on the market, how many developments it has completed and whether it belongs to industry organisations. In the information prospectus, the developer must list its completed projects together with the dates of their occupancy permits.
For us, that means 25 years (since 2001), over 55 completed developments and over 4,400 homes handed over. Since 2007 we have been a member of the Polish Association of Developers (PZFD), and in 2016 we received the Developer of the Year title awarded by the Central Office of National Certification (Centralne Biuro Certyfikacji Krajowej). You can read more about our history in the article 25 years of Novisa Development.
2. Client reviews and completed estates
The best showcase of a developer is an estate where people already live. Visit our completed estates and see what the greenery, roads and common areas look like after a few years. Our sales advisors will be happy to suggest which ones are worth a visit.

It is also worth following construction progress. On our blog, we regularly publish construction progress reports with photos, and we have collected our clients’ opinions in the article what people say about Novisa Development.
3. Documents and the information prospectus
A good development has a complete set of documents, and the developer is happy to show them. The most important one is the information prospectus, which contains, among other things, details of the building permit, the legal status of the land, the construction schedule and the local zoning plan.

Since July 2025, developers have been required to publish the general part of the prospectus on their website.
4. The security of your payments
Check how your money is protected. Your payments go into a residential escrow account at a bank. With an open escrow account, the bank releases funds to the developer only after successive construction stages have been completed. In addition, payments are protected by the Developer Guarantee Fund.
You will find the type of account, the bank and the schedule of construction stages in the information prospectus. Also pay attention to the payment schedule in the contract, i.e. when and in what instalments you will pay for your home.
5. Location and commuting
You cannot change the location after you buy, so it is worth checking it carefully. What matters is not only the distance from Warsaw, but above all the time it takes to get to work, school and your loved ones. Drive the route at rush hour and check how close you are to main roads and public transport.
For example, from Arkady Walendów you can drive to the centre of Warsaw via the S8 expressway in about 28 minutes, and if you use public transport, the bus stop is about 1 minute from the estate.

6. Local amenities
A shop, nursery school, school and health clinic nearby make everyday life easier. See what already operates in the area and what is only planned. A good development is one where you can take care of everyday errands without long trips.
At the Domy na Witosa estate in Radzymin, the nursery school is about 100 m from the estate and the railway station about 1 km away.
An added advantage is a developer who takes care of the infrastructure itself, rather than just building houses. At the Nova Magdalenka estate in Słomin, where over 650 houses have already been built, residents have a shop and a parcel locker nearby, a Go Montessori nursery school and crèche is being built on the estate, and we are planning commercial premises next to it. In Białołęka, on Cieślewskich Street next to the Ogrody Przyjaciół estate, we will soon start building a retail and service arcade with six units, including a Żabka convenience store. We plan to open it in Q4 2027. You can read more in the article new services on Cieślewskich Street.

7. Greenery and estate layout
Check the site development plan. See where the roads, parking spaces, playground and greenery will be. Well-designed common areas are where children play and neighbours get to know each other.
That is also how we design our estates. In Walendów, we are creating a private playground and an intimate park designed by a landscape architect, and gates in the fence lead you down to the Utrata river. In Radzymin, we have placed the playground right at the heart of the estate, so children will play just a few steps from home. There is a barrier at the entrance to the estate.

Greenery is an integral part of our projects. We received the WIZJERY ’22 award for the rain gardens at the Miasto Ogród estate. We talk about how we plan greenery in the interview greenery on residential estates.
8. Functional layout and floor area
Floor area is not everything. What matters is how the rooms are laid out: is the living room bright, does every bedroom have space for a wardrobe, is there somewhere to work from home? With a house with a garden, also check which way the garden faces and how big it is.

You will find the floor plan on the development website and in the appendices to the prospectus. We explain what to look for in our guide how to read a developer’s floor plan (in Polish).
9. Build quality and finish standard
Ask about the construction technology, what the walls are made of, the insulation and the type of heating. The description of the building and home finish standard is an appendix to the prospectus, so you can compare it between offers.
Who builds also matters a lot. As part of our Integrated Construction Process, we run the whole process ourselves: from design, through construction, to sales and after-sales service. Since 2017 we have had our own construction team, and we carry out most projects with our own resources. We describe what construction looks like step by step in the article stages of building a residential estate.

10. Running costs and after-sales service
On top of the price of the house, there are monthly costs: the service charge, utilities and sometimes a parking space. Ask how much the service charge is and what it covers. For example, at Nova Magdalenka 7 in Słomin the service charge is about PLN 3 per m². We compared parking space prices in the article how much parking spaces cost in 2026.
Also check what happens after you receive the keys. With us, you report defects via the client panel, and our after-sales department takes care of them.
Summary
A good residential development combines an experienced developer, a complete set of documents, secure payments, a good location, a well-planned estate and solid workmanship. Checking these 10 things will take you some time, but it will give you peace of mind for years.
You will learn the most by talking to an advisor. Call us at +48 22 545 70 20 or leave your contact details in the form on the page of the development you are interested in, for example on the page of our houses in Walendów. We invite you to visit our sales office. We will be happy to answer your questions and talk about the development you have chosen.
