The construction of houses in Łódź at Boska Ksawerowska 2 is approaching the first handovers. The first two phases are finished and are only waiting for the occupancy permit, and we plan to hand over the keys in Q4 2026, which is just around the corner.

Houses with a garden in Łódź, on the border with Ksawerów
Boska Ksawerowska 2 is being built in the south of Łódź, on Mały Skręt Street, right on the border with Ksawerów. It consists of 60 two-storey houses with private gardens, next to a small woodland and a few minutes’ drive from a large shopping centre.
There are two layouts to choose from: – a 62 m² house with 3 rooms and a garden, – a 74 m² house with 4 rooms, a second bathroom and a garden.
The living room windows face two opposite directions, which makes airing easier. The rooms on the ground floor are 2.80 m high, and those upstairs 2.65 m. The gardens face east or west. There is a barrier at the entrance to the development, and we are leaving the central part of the estate as a green area.
The development has a low service charge (approx. PLN 3 per m²), and once construction is complete, we hand over the houses in developer standard, ready to be finished according to your ideas.
What stage is the construction of houses in Łódź at?
At Boska Ksawerowska 2, we are working on four phases at the same time. Today you can see a house’s whole journey: from the open shell stage to buildings waiting for handover.

Phases 1 and 2: finished, waiting for the occupancy permit
In May, installations, interior plastering and facades were under way in phase 1, and electrical installations and the first facade work in phase 2. Today, both first phases are finished. The buildings have completed facades: white walls and warm, honey-coloured recesses by the front doors, separated by openwork panels.
The landscaping around these houses is already finished. We have paved the internal roads and paths to the houses with paving stones, and street lamps, letterboxes and meter cabinets are in place. In front of the entrances, we have planted shrubs and ornamental grasses edged with white stones. The gardens behind the houses are fenced and levelled.
We are now waiting for the occupancy permit. Once we receive it, we will invite the new owners to the handover of their homes and keys. We plan this for Q4 2026.
Phase 3: closed shell stage
In May, we were only just pouring the foundation slabs in phase 3. Today, the buildings are at the closed shell stage: they have walls, a roof, and installed windows and external doors. This is an important moment, because a closed building is protected from the weather and we can move on to the interior work.
Phase 4: open shell stage
In phase 4, the buildings are at the open shell stage. The building structure is already up, and the next step is installing the windows and external doors, which will close the buildings. How much does a house in Łódź at Boska Ksawerowska 2 cost?
16 of the 60 houses are still for sale. Prices start from PLN 529,000.

The development is on the border of Łódź and Ksawerów. You can drive to the Port Łódź shopping centre in approx. 4 minutes, and walk to the nearest tram stop in approx. 3 minutes. The nearest places (approximate times):

For a walk with the children or a bike ride, you can choose the Stawy Stefańskiego ponds or the green areas around the former horse racing track (approx. 900 m). Weekend attractions are close by: a trampoline park, Dinoworld and a children’s traffic park are a few minutes’ drive from home.
What are we planning in the coming weeks?
The most important moment for the first owners is ahead of us. We are waiting for the occupancy permit for phases 1 and 2, and then we will start the handovers and key collection. In phase 3, the next step is interior work, and in phase 4 we are heading towards the closed shell stage.
