New Services on Cieślewskich Street – Retail and Service Arcade in Białołęka

This is very good news for residents of the Ogrody Przyjaciół estate and the entire Białołęka Dworska and Szamocin area. A new retail and service arcade will be built on Cieślewskich Street, developed by Novisa Development – the developer responsible for both the Ogrody Przyjaciół estate and the apartment building located at the corner of Cieślewskich and Inna Streets – Apartamenty Przyjaciół.

This is another stage in the development of this part of the city, naturally complementing the existing buildings and responding to the growing needs of local residents.

What is being built on Cieślewskich Street?

Right next to Apartamenty Przyjaciół, a modern retail and service arcade with a total area of approximately 400 m² will be developed. The building will feature three units on the ground floor and three on the first floor. All of them will have large display windows and convenient parking.

One of the ground-floor units will be occupied by a Żabka convenience store, while the remaining spaces are still available for tenants.

These units offer great flexibility in terms of layout and business operations – from everyday services to more specialized concepts.

A location with strong customer potential

One of the greatest advantages of this development is its direct proximity to a large residential community. Nearby are Ogrody Przyjaciół and Apartamenty Przyjaciół, home to more than 400 families in total. In addition, there is single-family housing in the surrounding area and the Novisa Development office.

In practice, this means a steady flow of local traffic and a natural customer base for future tenants.

Lease terms and unit specifications

The units range in size from 45 to 84 m². Each one includes a private restroom, utility/storage area, and large display windows providing excellent visibility.

The planned completion and handover of the development is scheduled for the fourth quarter of 2027. Lease conditions include:
– rent of approximately PLN 80–100 net/m²
– service charge of approximately PLN 5 net/m²
– utilities billed according to consumption
