We are proud to announce the launch of construction and sales for our second residential development project in the Tri-City area. Ahoj Pogórze is being developed in Pogórze, right next to Gdynia. At first glance, the estate stands out from others thanks to its architecture and greenery. It is an intimate place created for those who want to live more peacefully, closer to nature, without giving up the convenience of city life. This is where we are developing our flagship product – homes with gardens at the price of an apartment. Here, surrounded by greenery and a seaside atmosphere, everyday life naturally slows down. At Novisa Development, we have specialized in single-family housing for years and consistently develop residential estates in the Warsaw metropolitan area, Łódź, and the Tri-City region. We have created our own Integrated Construction Process, which gives us full control over every stage of the investment – from concept and design to construction and after-sales service. We handle everything internally, without intermediaries or shifting responsibility. We also have our own warranty service team, so our clients know they can rely on us even after receiving the keys to their home.

Refined architecture and atmospheric greenery

Ahoj Pogórze is a project where architecture subtly references the seaside landscape. Bright façades and white roofs, complemented by sage-green accents and apricot-colored details – such as building numbering and entrance lighting – create a cohesive and elegant whole. Large glazing and carefully designed details give the buildings a distinctive character, while the offset layouts between individual units provide residents with a sense of privacy and intimacy.

More than half of the estate is made up of greenery – coastal pine trees, dune grasses, and sea holly swaying in the wind, creating a characteristic and soothing sound. This is a space you can see, hear, and truly feel. As the lead architect explains: “We wanted to create a place that not only looks beautiful and stands out from the surrounding developments, but above all allows people to breathe. A space where nature and architecture coexist in harmony.”

Comfort and space

Ahoj Pogórze consists of only 40 units – and that is exactly what makes the development truly intimate. There is no anonymity typical of large housing estates or the overcrowding known from urban developments. The homes range from 77 to 85 m2 and each comes with a private garden – ranging from 42 up to 192 m².

We have maintained as much as 20 meters of distance between the outermost units. Today, especially in well-connected locations near large cities, this has become a rarity. It is an important feature for people who value greater privacy and a sense of space.

We also took care of comfort right outside the entrance to your home. We maintain a comfortable distance between parking spaces and windows, while enriching the surroundings with shared greenery. These are the details that make a difference every day – so that from your kitchen window you see greenery instead of parked cars.

Smart interiors

We designed the interiors with functionality in mind, using an intelligent division into zones. On the ground floor, there is a spacious living room and – something increasingly rare today – a separate kitchen. It is a solution you will appreciate every day: you can cook without spreading smells and kitchen clutter into the living area. At the same time, it creates a place where strong morning coffee and fresh blueberry buns from the local bakery taste even better.

The living room is your space for a large dining table – one that fits the whole family. A place for shared Sunday breakfasts, long dinners, and conversations that continue late into the evening.

The ground floor ceiling height reaches an impressive 2.82 m, which further enhances the feeling of space and comfort. Panoramic windows let even more natural light into the interiors, positively affecting the well-being of the residents.

Upstairs, there are cozy rooms – perfect for bedrooms, a child’s room, or a home office. It is a natural and proven division between the daytime and private living areas.

Each home comes with two parking spaces – either outdoor spaces near the entrance or a garage.

Ahoj Pogórze is being developed in the municipality of Kosakowo – one of the fastest-growing locations near the Tri-City area. The municipality is proud of having the most modern educational infrastructure in the region. Within just a few minutes, you will find shops, the Szperk shopping center, services, nurseries and kindergartens, as well as public transport stops providing quick access to Gdynia (30 minutes by direct bus).

The proximity of forests, walking areas, and above all the sea – located just a few kilometers away – gives everyday life a unique character. It is the kind of place we fall in love with during holidays – and one we no longer have to leave behind. We can stay here permanently.
