There are many questions and doubts surrounding the topic of rainwater drainage in residential developments. Online, you can often come across photos of flooded streets or properties, accompanied by comments about poorly designed infrastructure.

In practice, the problem very often does not result from the lack of a system, but from its improper use or situations in which the housing community, for various reasons, has not activated it correctly.

That is why in this article we want to show how a rainwater drainage system works in a modern residential development – using the example of the Nova Magdalenka 7 investment.

Nova Magdalenka – a development that works like a small town

Nova Magdalenka is a large residential project in Słomin, which already includes over 650 inhabited houses with gardens.

Another 210 new units are currently under construction and for sale – this is Nova Magdalenka 7.

The estate already includes a Żabka store, parcel lockers, and playgrounds. A kindergarten is also under construction, as well as the “Fala” park with a playground, and a retail passage where a bakery, gym, hairdresser, barber, laundromat, and a larger grocery store are planned.

Rainwater system in a residential development

The Nova Magdalenka 7 residential investment includes large areas of paved surfaces – roads, sidewalks, parking spaces, as well as building roofs.

All these surfaces require an efficient, continuous, and reliable system for draining significant amounts of rainwater and meltwater.

That is why a comprehensive stormwater drainage system has been designed on the estate, combining two solutions: gravity flow and a system of pumping stations and pressure pipelines.

Rainwater and meltwater from each stage of the investment first flow into the internal gravity drainage network. They are then collected in independent sets of underground, sealed retention tanks.

This is where the first stage of water control and management takes place.

What happens to rainwater in the development?

Water collected in the retention tanks is then directed to special pre-treatment devices – oil and petroleum substance separators.

Thanks to this, the system removes pollutants that may have accumulated on paved surfaces such as roads or parking areas.

Only after this stage is the water pumped – using pumping stations and pressure pipelines – to a shared open infiltration and evaporation reservoir.

This reservoir is responsible for the final management of rainwater and meltwater through infiltration into the ground and partial evaporation.

The reservoir has been designed with a large safety capacity margin, which increases the reliability of the entire system even during heavy rainfall. Its location is also not accidental – it was selected based on detailed geotechnical studies confirming adequate soil permeability.
