1. What is the Family Housing Loan (RKM)?

The Family Housing Loan, also known as “Housing with no down payment,” is a government support program for purchasing real estate, designed to make it easier for individuals and families with a limited or zero down payment to enter the housing market. The key mechanism is a down payment guarantee provided by Bank Gospodarstwa Krajowego (BGK)—thanks to this, a bank can grant a loan even without a traditional down payment. Typically, with a mortgage, banks require 10–20% of the property value as a down payment, but under RKM it can be significantly reduced—even to zero.

2. How does the Family Housing Loan work?

The program does not replace a standard mortgage—you still take out a loan from a bank, just like with any other property purchase. The difference is that Bank Gospodarstwa Krajowego (BGK) provides a guarantee for part of the down payment. As a result, the bank does not require you to raise the full amount of your own funds, which for many people is the biggest barrier to buying their own apartment or house. It is worth emphasizing that the BGK guarantee does not give you extra money and does not reduce the loan amount—its role is only to secure the bank against the risk of not having a full down payment. This means that the entire loan amount is still your responsibility, and you repay it in instalments.

3. Who can benefit from RKM?

The housing program is available to singles, couples in an informal relationship who are raising a shared child/children, childless married couples, as well as families with children.

The most important thing is that the applicant has creditworthiness, i.e., a real ability to repay the entire obligation. Another condition is not owning a property previously—an exception applies to families with children, who may use the program even if they already own an apartment, provided they meet specific floor-area limits.
The limits depend on the number of children on the day the loan application is submitted. With two children, you may own an apartment of up to 50 m²; with three—up to 75 m²; with four—up to 90 m²; and with five or more children there is no floor-area limit.

There are no age limits or marital-status requirements in the program. The program is open to everyone who meets the basic financial conditions, including foreigners, as long as they have creditworthiness.

4. What can you buy with the Family Housing Loan?

  • buying an apartment or a house—both on the primary and secondary market, in locations that suit you,
  • building a house from scratch,
  • buying a building plot along with building a house,
  • buying a property together with finishing.

The only limitation is the price-per-square-metre limits and the total property value, which are set quarterly by BGK. Practical example: the developer estate Domy na Witosa in Radzymin—available from PLN 449,000 with a parking space. Here, the down payment is PLN 0, and the entire property can be financed with a loan backed by a BGK guarantee. This is a real chance to buy an apartment with a garden or a balcony now, without having to save for years to build up a down payment.

5. What are the price limits in the Family Housing Loan for Q1 2026?

The price-per-square-metre limits vary depending on the location. In this article, we focus mainly on the Masovian and Łódź voivodeships, i.e., regions where many families look for their first apartment or house with the help of RKM.

6. Can you use RKM if you have a down payment?

Yes! The Family Housing Loan works both for those who have no down payment at all and for those who have some savings. BGK tailors the guarantee to your situation, which means you can buy a house with a garden or a brand-new apartment in a developer estate without having to accumulate the traditional 10–20% down payment. This is a real opportunity to enter the real estate market faster and live in a place suited to your family’s needs.

    What does it mean? A 3-room apartment in Łódź, in a new estate right next to a shopping center, commissioned at the beginning of 2026.

7. Additional benefits for families with children – family repayment

The Family Housing Loan includes special financial relief when the family grows during the loan repayment period. If a second or subsequent child is born in your family, the loan amount may be reduced in real terms, which immediately translates into a lower monthly burden and more funds in the household budget.

  • With the second child, the loan is reduced by PLN 20,000,
  • With the third and each subsequent child – by PLN 60,000 for each child.

Thanks to this, the program actively supports families as they grow, making it possible for family expansion not to come with greater financial stress.
