It consists of <strong>60 two-storey houses<\/strong> with private gardens, next to a small woodland and a few minutes&#8217; drive from a large shopping centre.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">There are two layouts to choose from: &#8211; a <strong>62 m\u00b2<\/strong> house with <strong>3 rooms<\/strong> and a garden, &#8211; a <strong>74 m\u00b2<\/strong> house with <strong>4 rooms<\/strong>, a <strong>second bathroom<\/strong> and a garden.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The living room windows face <strong>two opposite directions<\/strong>, which makes airing easier. The rooms on the ground floor are <strong>2.80 m high<\/strong>, and those upstairs <strong>2.65 m<\/strong>. The gardens face east or west. There is a <strong>barrier<\/strong> at the entrance to the development, and we are leaving the central part of the estate as a green area.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The development has a <strong>low service charge<\/strong> (approx. <strong>PLN 3 per m\u00b2<\/strong>), and once construction is complete, we hand over the houses in <strong>developer standard<\/strong>, ready to be finished according to your ideas.<\/p>\n\n\n\n<h2 id=\"h-what-stage-is-the-construction-of-houses-in-lodz-at\" class=\"wp-block-heading\"><strong>What stage is the construction of houses in \u0141\u00f3d\u017a at?<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">At Boska Ksawerowska 2, we are working on four phases at the same time. Today you can see a house&#8217;s whole journey: from the open shell stage to buildings waiting for handover.<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table class=\"has-fixed-layout\"><tbody><tr><td><strong>Phase<\/strong><\/td><td><strong>Status<\/strong><\/td><td><strong>What does it mean for the buyer?<\/strong><\/td><\/tr><tr><td><strong>Phases 1 and 2<\/strong><\/td><td>construction completed, waiting for the occupancy permit<\/td><td>key handover coming soon<\/td><\/tr><tr><td><strong>Phase 3<\/strong><\/td><td><strong>closed shell stage<\/strong><\/td><td>the buildings have windows and a roof, the next step is interior work<\/td><\/tr><tr><td><strong>Phase 4<\/strong><\/td><td><strong>open shell stage<\/strong><\/td><td>the building structure is up, the next step is windows and external doors<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<h3 id=\"h-phases-1-and-2-finished-waiting-for-the-occupancy-permit\" class=\"wp-block-heading\"><strong>Phases 1 and 2: finished, waiting for the occupancy permit<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">In May, installations, interior plastering and facades were under way in phase 1, and electrical installations and the first facade work in phase 2. Today, both first phases are <strong>finished<\/strong>. The buildings have <strong>completed facades<\/strong>: white walls and warm, honey-coloured recesses by the front doors, separated by openwork panels.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The <strong>landscaping<\/strong> around these houses is already finished. We have paved the internal roads and paths to the houses with <strong>paving stones<\/strong>, and <strong>street lamps<\/strong>, letterboxes and meter cabinets are in place. In front of the entrances, we have planted <strong>shrubs and ornamental grasses<\/strong> edged with white stones. The gardens behind the houses are <strong>fenced<\/strong> and levelled.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">We are now waiting for the occupancy permit. Once we receive it, we will invite the new owners to the <strong>handover of their homes and keys<\/strong>. We plan this for <strong>Q4 2026<\/strong>.<\/p>\n\n\n\n<h3 id=\"h-phase-3-closed-shell-stage\" class=\"wp-block-heading\"><strong>Phase 3: closed shell stage<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">In May, we were only just pouring the foundation slabs in phase 3. Today, the buildings are at the <strong>closed shell stage<\/strong>: they have walls, a roof, and installed windows and external doors. This is an important moment, because a closed building is protected from the weather and we can move on to the interior work.<\/p>\n\n\n\n<h3 id=\"h-phase-4-open-shell-stage\" class=\"wp-block-heading\"><strong>Phase 4: open shell stage<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">In phase 4, the buildings are at the <strong>open shell stage<\/strong>. The building structure is already up, and the next step is installing the windows and external doors, which will close the buildings.
