Check how many years it has been on the market, how many developments it has completed and whether it belongs to industry organisations. In the information prospectus, the developer must list its completed projects together with the dates of their occupancy permits.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For us, that means <strong>25 years<\/strong> (since 2001), <strong>over 55 completed developments<\/strong> and <strong>over 4,400 homes handed over<\/strong>. Since <strong>2007<\/strong> we have been a member of the Polish Association of Developers (PZFD), and in 2016 we received the <strong>Developer of the Year<\/strong> title awarded by the Central Office of National Certification (Centralne Biuro Certyfikacji Krajowej). Documents and the information prospectus<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">A good development has a complete set of documents, and the developer is happy to show them. The security of your payments<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Check how your money is protected. Your payments go into a <strong>residential escrow account<\/strong> at a bank. With an open escrow account, the bank releases funds to the developer only after successive construction stages have been completed. In addition, payments are protected by the <strong>Developer Guarantee Fund<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">You will find the type of account, the bank and the schedule of construction stages in the information prospectus. Also pay attention to the payment schedule in the contract, i.e. when and in what instalments you will pay for your home.<\/p>\n\n\n\n<h2 id=\"h-5-location-and-commuting\" class=\"wp-block-heading\"><strong>5. Location and commuting<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">You cannot change the location after you buy, so it is worth checking it carefully. What matters is not only the distance from Warsaw, but above all the time it takes to get to work, school and your loved ones. See what already operates in the area and what is only planned. A good development is one where you can take care of everyday errands without long trips.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">At the <strong><a href=\"https:\/\/novisa.pl\/en\/investment\/domy-na-witosa\/?utm_source=blog&#038;utm_medium=article&#038;utm_campaign=co-wyroznia-dobra-inwestycje-deweloperska%2F\"><mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-vivid-cyan-blue-color\">Domy na Witosa<\/mark><\/a><\/strong> estate in Radzymin, the nursery school is about <strong>100 m<\/strong> from the estate and the railway station about <strong>1 km<\/strong> away.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">An added advantage is a developer who takes care of the infrastructure itself, rather than just building houses. At the <strong><a href=\"https:\/\/novisa.pl\/en\/investment\/nova-magdalenka-7\/?utm_source=blog&#038;utm_medium=article&#038;utm_campaign=co-wyroznia-dobra-inwestycje-deweloperska%2F\"><mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-vivid-cyan-blue-color\">Nova Magdalenka<\/mark><\/a><\/strong> estate in S\u0142omin, where over <strong>650 houses<\/strong> have already been built, residents have a shop and a parcel locker nearby, a Go Montessori nursery school and cr\u00e8che is being built on the estate, and we are planning commercial premises next to it. In Bia\u0142o\u0142\u0119ka, on Cie\u015blewskich Street next to the Ogrody Przyjaci\u00f3\u0142 estate, we will soon start building a <strong>retail and service arcade<\/strong> with six units, including a \u017babka convenience store. We plan to open it in <strong>Q4 2027<\/strong>. Well-designed common areas are where children play and neighbours get to know each other.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">That is also how we design our estates. In Walend\u00f3w, we are creating a private playground and an intimate park designed by a landscape architect, and gates in the fence lead you down to the Utrata river. In Radzymin, we have placed the playground right at the heart of the estate, so children will play just a few steps from home. What matters is how the rooms are laid out: is the living room bright, does every bedroom have space for a wardrobe, is there somewhere to work from home?
