Below, we explain what property modifications are, when and how to submit them, and their associated costs. We also present an offer from a trusted finishing company with whom we cooperate. This allows you to adapt the interiors and finishing standard to your needs — ensuring your home is exactly as you envision it.
Property Modifications – What They Are and When to Apply?
Property modifications offer the opportunity to customize your apartment or house to your individual needs during the construction phase. They allow you to alter the layout of walls, installations, or room functions, ensuring you feel at home from day one. The entire process is managed in our office, following a clearly defined procedure that outlines deadlines, the scope of modifications, and their verification and approval.
Property modifications must be submitted within 14 days of signing the developer agreement. This occurs during a meeting with a property modification specialist at the Novisa Development office. You can schedule the meeting by phone or email. Please prepare the technical attachments of the property with your proposed changes marked by hand for the meeting.

Submitting Property Modifications
Within 14 days of signing the developer agreement, submit your property modifications. This will be done at the Novisa Development office during a direct meeting with an investment specialist. Schedule the meeting by phone or email. Please bring the technical attachments of the property with your proposed changes marked by hand.

Application Submission and Analysis
Submit one application variant for valuation. The first application costs 100 PLN, and each subsequent one will be 490 PLN gross. Your application will undergo detailed verification and graphic development. These materials will be reviewed by the architect overseeing the investment, and we will inform you of their opinion via email.

Acceptance of the Property Modification Card
We will provide you with the Property Modification Cards for acceptance, which include property layouts with the proposed modifications and a protocol for implementing these changes. You will also receive a detailed valuation of the modifications, broken down by architectural-construction, sanitary, and electrical and telecommunications trades.

Submitting a New Modification Variant
At this stage, you may reduce the scope of submitted modifications free of charge or commission the development of a new property modification variant for a fee. Please note that any modification to the application or submission of a new variant will restart the review process.

Document Signing and Payment for Modifications
The final Property Modification Card requires your written acceptance; original documents will be signed during a meeting at the Novisa Development office. Within 5 days of signing these documents, you are required to pay for the modifications to the account number specified in the property modification cost protocol, after which the changes will proceed to implementation.

Application Submission
The first application costs 100 PLN, and each subsequent one will be 490 PLN gross.

Demolition or Dismantling of Completed Works
If modifications are submitted during or after the completion of ongoing construction work, the valuation of these modifications will include the cost of demolishing or dismantling any already completed works as necessary. The valuation of these changes is calculated continuously with the progress of construction, as work on the property is not halted upon the submission of modifications.

Work Suspension
Work suspension in the property is possible for a period of 14 working days and costs 2,490 PLN gross.

Modification Valuation
Each modification is valued individually. The feasibility of introducing specific property modifications and their respective costs may vary depending on the current stage of construction.

Coordination Fees
A coordination fee of 648 PLN gross is charged for directing modifications for implementation within a specific trade, along with a fee of 648 PLN gross for preparing the substitute documentation required to obtain an occupancy permit.

Document Signing and Payment for Modifications
The timeline for implementing property modifications depends on their complexity. Typically, the process ranges from several weeks to several months. A precise schedule will be established during the planning stage.

Move-in Finishes
The move-in finishing package is the starting point for our collaboration.
If you require modifications to your chosen variant, you may select materials from a different package or those outside the standard offerings.
The package price includes a comprehensive service: design, visualizations, selection of finishing materials, logistics, coordinator’s supervision over construction works, and a 3-year warranty.
