Is It Worth Moving to the Suburbs? An Analysis of the Area Around the Nova Magdalenka 7 Estate Near Warsaw

More and more people working in Warsaw are considering buying a house outside the city. After a full day of work, traffic jams, and city noise, many of us think about the same thing: we want to return to a place where we can truly relax. We look for more space, greenery nearby, and a place where children can play safely while we sit on the terrace with a coffee or tea. We want to be closer to nature without giving up convenient access to work, shops, schools, and services.

That is why in this article we will take a look at what everyday life in the suburbs looks like using a specific example. We will look at the area around the Nova Magdalenka 7 in Słomin estate, close to Warsaw. We will see what commuting to work looks like, where the schools and kindergartens are located, where you can shop, and how to spend an active weekend with your family.

Is the Warsaw metropolitan area developing?

The Warsaw metropolitan area is expanding dynamically, and more and more new residential developments are being built around the city. This is a natural response of the market to the changing needs of residents. Many young families prefer to replace an apartment in a block with a house or a townhouse with a garden, more space, and a calmer environment.

When choosing locations for new developments, good road infrastructure is very important for developers – the proximity of routes such as S8, S7, or the A2 motorway guarantees convenient commuting to work for future residents.

One of these places is Słomin, located just behind Janki and very close to the S8 route. It is a peaceful town in the Raszyn municipality that has been attracting people looking for a home near Warsaw for several years. This is where the Nova Magdalenka estate is developing, and its next stage – Nova Magdalenka 7 – is a proposal for people who want to combine convenient access to the city with everyday life in a quieter and greener environment.

Schools and kindergartens in Słomin

For parents, access to schools and kindergartens is one of the most important criteria when choosing a new home. The Nova Magdalenka 7 estate is being built only 6 kilometers from the Warsaw border on the Ursynów side – which means residents can use both local facilities and those available in the capital.

Particularly noteworthy is the new Montessori kindergarten located within the estate, which will open in September 2026. Residents of Nova Magdalenka 7 will be able to reach it in just a few minutes on foot, which will certainly make daily family organization easier. There are several kindergartens in the area – the nearest one at 20 Sękocińska Street is about 1.3 km away, which takes about 20 minutes on foot. A little further away, in Janczewice at 6 Jedności Street, there is the private kindergarten Stokrotka, which can be reached by car in about 10 minutes. In nearby towns such as Łazy, Dawidy, and Lesznowola, there are several other private and public facilities, so the choice is really wide.

As for primary schools, the closest one is located in Słomin at 5 Wierzbowa Street, about 25 minutes on foot along a quiet street among single-family houses. Older children can also attend schools in Lesznowola, Raszyn, or Zamienie, and right next door is Warsaw’s Ursynów district with even more educational options.

Commuting to work from an estate near Warsaw

What do we worry about when moving outside the city? Often it is the amount of time we will spend commuting to work. In practice, however, the differences are not as big as they might seem.

Let’s analyze the example of a family currently living in Wola near the Księcia Janusza metro station. One family member commutes to work in the area of Chopin Airport, near the P+R Aleja Krakowska parking. The daily commute between 8:00 and 8:30 takes about half an hour. They usually choose the ring road due to city traffic and travel about 22 km one way.

After moving to the Nova Magdalenka 7 estate, the commute time to work would remain the same or even shorter – about 25 minutes. The clear difference is the route length: from Słomin it would be 12 kilometers, while from Wola the choice is 10 km through congested city streets or 22 km bypassing the city. The travel time remains the same, but with significantly less fuel consumption.

The most important thing, however, is what awaits after work. When they return home, residents gain peace, quiet, and their own garden where children can play safely while parents relax on their private terrace.

An estate with infrastructure

Regardless of whether we live in the city center or in the suburbs, most errands are done on the way back from work. After returning home, we prefer to relax, spend time with family, and prepare for the next day. That is why it is important for shops and services to be located along the way or nearby. And what does it look like in Nova Magdalenka 7?

You can do larger shopping at Centrum Handlowe Janki, located right next to the S8 route and less than 5 km from the estate. The shopping center includes an Auchan hypermarket, drugstores, pharmacies, and even IKEA and Leroy Merlin. CH Janki also has a gym, which can be a perfect stop both on the way to work and on the way back.

And what about people who work remotely or simply do not feel like going to Janki? No problem!

Right next to the estate, a retail passage is being built that will include, among others, a bakery, grocery store, fitness club, barber shop, and laundry. Currently, about 600 meters away (a 10-minute walk), there is a Żabka convenience store and a parcel locker.

We realize that everyday life organization does not change significantly compared to living in the city – shopping and errands are still done on the way home, and once we return, peace and family time await us.

An estate close to nature

In the area around Słomin there are many places where you can breathe fresh air and spend time with your family. Just two kilometers from the estate lies Las Sękociński – with numerous walking and cycling paths. It is the perfect place for a morning jog, a weekend bike trip, or a peaceful walk with children.

Driving in the other direction, you will reach the Stawy Raszyńskie – a picturesque nature reserve with water, walking paths, and spots for a family picnic. Life in the suburbs simply means more fresh air, greenery, and time spent actively with family – without crowds, noise, and exhaust fumes.

Why are people increasingly moving out of the city?

More and more families decide to move outside the city because everyday life in the center is becoming exhausting. Aware of how important mental well-being is, we do not want to take our family for walks among busy streets and small squares between apartment blocks. We dream of letting the dog run in our own garden, sitting on the terrace with tea and a book, and truly feeling peace.

Additionally, such estates are often inhabited by people at a similar stage of life – young families with children or those planning to expand their family. It is easier to build relationships with neighbors who share similar lifestyles and create a friendly community.

Nova Magdalenka 7 shows that life outside the city can be both comfortable and practical. The proximity of shops, schools, and kindergartens makes it easy to combine everyday responsibilities with work in the capital. At the same time, you benefit from peace, space, and greenery – things that are often missing in the city.

For many families it is the perfect compromise: everything we need for everyday life is within reach, and home becomes a true place of rest. It is no surprise that more and more people choose estates like this.
