Buying a house or apartment is one of the most important events in life. That's why the technical inspection of a developer-finished property is a moment worth preparing for carefully. This is the first time you see your home "in real life" and can report any issues that need fixing. This guide will help you go through the inspection step by step. You'll find practical tips on what to pay attention to and how to check the most important elements yourself.
What is a technical inspection?
A technical inspection is a meeting with the developer's representative during which:
1. you view the house or apartment in the condition in which it has been delivered.

2. you verify whether everything has been completed according to the contract and the design.
3. you report any defects and record them in the inspection report.
This is your moment – make the most of it.
How to prepare for the technical inspection?
Take with you:
- a measuring tape (3–5 meters),
- 1m and 2m spirit levels,
- a builder's square (if you have one),
- a notebook and pen,
- a phone to take photos of defects,
- a flashlight (not every room has lighting).
You can also bring an independent inspector – it's your right.
How to carry out a technical inspection of the apartment on your own?
WALLS AND CEILINGS
1. Are the plasters even and smooth?
How to check: Place a 2-meter spirit level against various parts of the wall – this will help you see if there are any noticeable dents or bulges.
You can also use the spirit level to check if the walls are vertically aligned, and use a builder's square to see if the corners are at right angles.
2. Are there any cracks?
How to check: Look closely, especially around windows, doors, and wall joints.
FLOORS
1. Are they level and free of cracks?
How to check: Check with a spirit level and inspect carefully – the floor should be prepared for finishing.
WINDOWS
1. Do they open and close without resistance?
How to check: Check each window sash – tilt, open, close. Make sure they operate smoothly.
2. Are the seals intact and properly seated?
How to check: Inspect carefully around the frame – there should be no defects.
3. Are the glass panes free from scratches?
How to check: Look at the glass from a distance of 3 m in conditions of diffused daylight (e.g., cloudy sky).
ELECTRICAL INSTALLATION
1. Are the sockets and switches installed?
How to check: Switches should "click" and not be loose.
WATER AND HEATING INSTALLATION
1. Are the boiler and radiators installed?
How to check: Examine all elements – the boiler should be connected, without leaks. Check for the presence of radiators in each room (according to the design).
2. Are there pipes and drains?
How to check: In bathrooms, kitchen, boiler room – check if all connection points are in place.
ENTRANCE DOOR
1. Does it close smoothly and tightly?
How to check: Close the door – it should not rub or have gaps. Check the lock closure.
2. Is it free from scratches and damage?
How to check: Examine the door leaf and frame carefully.
INTERIOR STAIRS
1. Are they solidly built and crack-free?
How to check: Walk on them – they should not flex or "click". These are raw stairs – but they must be stable and level.
GARDEN AND DRIVEWAY
1. Is the fence complete and stable?
How to check: Check the length, rigidity of the fence and gate (if present).
2. Is the paving evenly laid?
How to check: Walk around looking for loose elements, depressions, gaps.
Defects in the apartment – what to do?
Record all comments in the technical inspection report.
The developer is obligated to fix the indicated defects within the agreed time. Take photos – they will facilitate communication.
