Houses on Witosa is one of the most attractive options for anyone looking for an affordable house near Warsaw. Looking at these prices, it’s hard not to compare them with Warsaw. For around PLN 669,000, you can often buy an apartment of approximately 40 m² in many districts of the capital. Here, a similar budget allows you to own a house with a private garden and two dedicated parking spaces.

Location and infrastructure

The development is located just 6 kilometers from the Warsaw city limits, making it easy to reach the southern and western districts of the capital in a short time. It also provides convenient access to major routes leading to other parts of Poland.

The entire Nova Magdalenka 7 area is developing rapidly. This year, a Montessori kindergarten is opening within the estate, while a modern retail and service park is being built next door, featuring a supermarket, gym, bakery, and other everyday amenities. Residents already have access to a Żabka convenience store, parcel lockers, and a modern bakery just a few minutes from home.

Nova Magdalenka 7 also offers plenty of choice. In addition to the most affordable homes presented above, larger townhouses with four or five rooms are also available. In this ranking, however, we focus on the entry-level options, as these are typically the most popular among buyers looking for their first house near Warsaw.

Osiedle Stokrotki – prefabricated homes near Warsaw

If you’re looking for truly affordable houses near Warsaw, Osiedle Stokrotki deserves your attention. This modern residential development features homes built primarily using prefabricated construction technology. This approach makes it possible to offer highly competitive prices while maintaining excellent build quality.

The most affordable home costs just PLN 509,000. After adding two private parking spaces, the total purchase price is PLN 549,000. For this amount, you get a two-story, three-room house with a floor area of 62 m² and a private garden. The ground floor includes a living room with an open-plan kitchen and an additional guest toilet, while upstairs you’ll find two comfortable bedrooms and a bathroom.

This is perhaps one of the best examples of how much the property market has changed. For around PLN 549,000 in Warsaw, you can often only afford a small studio apartment measuring less than 30 m². Here, you get your own house with a private garden, two parking spaces, and more than twice the living space.

If your family needs more room, five-room homes with a dedicated home office are also available. Prices start from PLN 589,000, and including two private parking spaces, the total purchase price starts at PLN 629,000.
